SUPERIOR CONSTRUCTION

The quality process begins with structured design and engineering. We engineer the structure to create a durable and rigid home. This structural soundness is apparent and appreciated simply by walking through the home. All structural members supporting the house are fabricated and strength rated to provide a superior building frame.

The type of materials utilized and frame structure design resists shrinking, cracking, and bending. This results in minimum home settling, drywall cracks and floor movement. We construct the homes such that all floor engineered beams and joist members and roof trusses transfer all loads directly down to the unyielding foundation. The roof construction consists of engineered, prefabricated trusses designed to withstand prevailing weight and wind conditions.

Our foundations are constructed with reinforced high strength steel and poured in place high strength concrete. Through our extensive experience we know where and how much steel to install to resist foundation settling thereby preventing drywall settling and cracking.

Before drywall is installed we thoroughly inspect all framing construction for quality, trueness of fit and dimensions for smooth application and precision of finishes. The electrical, plumbing and HVAC systems are thoroughly inspected and tested for optimum performance and proper installation by an independent third-party.

We carefully review and approve all HVAC equipment design and construction to ensure maximum air circulation and response time to heat and cool rooms.

The home’s electrical systems are carefully thought out and planned. Light fixture locations are determined to easily accommodate task functions in the living environment. Light switch locations and outlets are planned for convince and traffic flow patterns. The home’s power supply is provided not only for planned current use, but also for typical anticipated future uses.

CRAFTSMANSHIP & DESIGN

The Quality Finishes is the phase of the building process where we change our skills from engineering know-how to the aesthetics of form, texture, materials, and colors. This is where we especially pride ourselves in the building process. We begin with the fine carpentry of trim and millwork. These are details that provide functional as well as aesthetical details that create elegant and impressive homes. Also, consideration is given to the opportunity for establishing decorative area focal points.

Our kitchens are professionally designed for convenience and functional use. We treat the kitchen as the most important room in the home. There is careful attention in design to the relationship between cooking, storage, and cleaning functions so as to provide maximum convenience and efficiency.

ENERGY EFFICIENCY & CONSERVATION

Energy costs are certain to further escalate in the near future to prices not once thought possible. Energy conservation and efficient utilization are essential for securing homeownership and affordable living in the family’s home.

Existing homes are not effective in energy conservation because they were built when energy costs were very inexpensive. New homes have the advantage of having state-of-the-art energy efficiency and conservation design and construction methods available and included by good responsive builders today. Homes built today must be sensitive to the operating costs to run a household. Consider, approximately $250 per month in operating cost savings is equivalent to a $40,000 lower mortgage.

The Reserve at Penley Park

Developed “The Reserve at Penley Park”, an upscale Community of 111 single family lots, 28 Garden Home lots, and 23 Townhouse lots located in Pflugerville, TX, a close-in suburb of Austin. The project is currently 2/3 developed and in the final phase of construction.

Multifamily/Commercial Real Estate

Participated in the strategic management of 135 apartments in 15 buildings and an in-fill shopping center anchored by CVS. This was an Estate portfolio managed by myself and two other family members starting in 1999 to 2014 when all assets were sold. The strategic planning involved bringing all units to code compliance, while progressively upgrading apartments while increasing rents accordingly. This was accomplished in a rent controlled environment. Apartment buildings of four units or less were extensively renovated to attain maximum value- add potential while marketing to owner- occupied investors.

All assets were sold between 2010 and 2014. The apartment’s valuation increased from $3,500,000 to a final sell-out of $12,500,000 under our management. The shopping center was sold for almost double the 1999 value and accomplished by way of a 1031 exchange. The exchange purchase was a brand new $6,000,000 CVS with a triple net lease, which is still owned by the family.

Urban/Suburban Infill Program

Presently building homes in suburban/suburban areas of New Jersey for the first-time buyer and move-down buyer. Over the past two years we have built new construction homes in Rahway, Somerville and Union. We are also purchasing, renovating, and selling homes in the Union County area. In the past built 3 homes in Asbury Park in cooperation with the state and local affordable housing cooperative programs. Also several affordable housing programs in Monmouth County.

Kingwood Manor

A multi-award-winning community of ten private pastoral lots within 57 acres, with each lot ranging from 3 – 11 acres. This rural, picturesque community of single family homes located in Hunterdon County is priced from the low 500’s to the high 700’s. The homes at Kingwood Manor offer 5 floor plans with 20 distinctive exterior elevations. The homes are spacious, ranging from 2,400 – 5,000 square feet and loaded with lavish features and finishes, such as front porches, two or three-car garages, full basements, wood-burning fireplaces, volume ceilings, and gourmet kitchens.

Harbor Bay Estates

A multi-award -winning community of 7 affordable luxury homes located in the Bayville section of Berkeley Township in Ocean County. The homes at Harbor Bay Estates offer 5 floor plans with 15 distinctive exterior elevations. The homes are spacious, ranging from 1,892 – 4,000 square feet and loaded with lavish features and finishes, such as front porches, two-car garages, full basements, wood-burning fireplaces, volume ceilings, and gourmet kitchens.

Windsor Manor

Four luxurious homes in the countryside area of Tinton Falls in Monmouth County. These homes feature all brick with extensive faux cut stone accents which create a distinctive upscale community.

Cedar Creek Estates

A community of 43 classic homes in Lacey Township, Ocean County. These homes featured an abundance of elevations and floor plans at exceptional value. The community is sold-out and 100% complete.

Hidden Hollow Estates

An upscale community of 12 elegant estate homes in Manalapan Township, Monmouth County, ranging from 3,400 to 5,500 sq. ft. The homes feature distinctive designs and elevations, from stucco to four-sided brick and wrap-around porches.

Countryside Estates

4 larger homes situated on ½ acre lots in a quiet cul-de-sac community in Tinton Falls, Monmouth County. Severino met the challenge of building spacious homes within a smaller building envelope including one with a first floor in-law suite!

Millstone Meadows

Impressive estate homes where architecture and craftsmanship combine to create a distinctive, elegant country lifestyle. The community featured 8 single family homes on large (2+ acres) lots in a pastoral setting.

Sienna Hills

An elegant and easily accessible community in Freehold Township, Monmouth County of 10 single family homes on 1+ acre lots on 2 Cul-De-Sac streets. Each home features one-of-a-kind facades and interiors which are flooded with sunlight. Purchasers worked with the unique building program to customize the elevations and interiors of the 3,000 – 3,400 sq. ft. houses.

Town & Country

A community of 14 beautiful homes in Barnegat Township, Ocean County here traditional period architecture combines with contemporary living space in moderate sized homes.

Grand Pointe at Sea Bright
